These terms govern your use of the Sublet mobile app and subletmarketplace.com. By using Sublet, you agree to them. This is product copy, not legal advice. Review it with counsel before launch.
The marketplace
Sublet connects people looking for furnished sublets with people offering a lease window. Sublet is not a party to any lease, sublease, or rental agreement and does not provide legal, rental, or financial advice. We do not own or manage the properties listed on the platform.
Eligibility and identity
You must be at least 18 and able to enter into a binding agreement. Identity verification confirms a government ID and selfie through a third-party provider. It is not a background check, credit check, or guarantee of anyone’s conduct.
Listings and applications
Hosts are responsible for accurate listing details, lawful subletting rights, landlord approvals, and local rules. Renters are responsible for reviewing terms and independently confirming the lease. Applications are requests, not binding reservations. An accepted application does not create a lease or transfer tenancy by itself.
No in-app payments
Sublet does not process rent, deposits, or fees in this version. Never send money to someone you have not independently verified. Report suspected fraud immediately.
Fair housing and respectful use
Discriminatory listings or conduct are prohibited. Do not use the platform to filter or exclude people based on protected characteristics under applicable federal, state, provincial, or local law. Treat roommates, neighbors, and building staff with respect.
Content and reviews
You retain ownership of content you submit and grant Sublet a non-exclusive license to host, display, and use it to operate the marketplace. Reviews must be honest and based on a completed stay. Harassment, threats, spam, and fraudulent listings are prohibited.
Account actions
We may remove content, suspend accounts, or restrict access when we believe these terms or our community rules have been violated. You can delete your account in the app.
Disclaimers and limitation of liability
Sublet is provided “as is” to the fullest extent permitted by law. We do not guarantee the accuracy of listings, the conduct of users, or the availability of any property. To the fullest extent permitted by law, Sublet is not liable for indirect, incidental, or consequential damages arising from use of the marketplace.
Changes
We may update these terms as the product and launch markets evolve. Material changes will be communicated in the app or by email. Continued use after an update means you accept the revised terms.
